Who pays for title insurance in Texas?

By statewide custom, the seller pays for the buyer's owner's title policy — though like most closing costs, it's negotiable. Texas title insurance premiums are set by the state (promulgated rates), so the price is the same no matter which title company you use.

What's the difference between my loan balance and my payoff?

Your payoff is higher than your current balance — it includes interest that accrues up to your closing date, plus any fees. Your lender can give you a payoff quote good through a specific date once you're under contract.
