Closing cost questions

How much are closing costs for buyers in Texas?

Most Texas buyers pay somewhere between 2% and 4% of the loan amount in closing costs, on top of the down payment — though it varies with your lender, loan type and the home's price. Use the calculator above with your numbers for a real estimate.

When do I get exact numbers instead of an estimate?

Once you're under contract, your lender is required to send a Loan Estimate within three business days, and a final Closing Disclosure at least three days before closing — those will have your exact figures.

Why do I need an escrow reserve if I'm already paying my taxes and insurance?

Your lender collects a cushion of a few months' worth upfront so your escrow account never runs short before your first regular payments catch up — it's part of your loan, not an extra cost that disappears.
